You might want to consider moving some of the HELOC debt to one of the "for life of loan" credit card balance transfer deals. I did this with a "0% for life" Discovercard deal that was around about a year ago. I've seen 1.99% and 2.99% for life deals in my mailbox recently.

The key is to transfer and not use the card for anything else! (The Discovercard deal requires 2 purchases per month to maintain the rate. I buy couple $0.25 breakfast bars each month to meet that requirment.)

Anyway, if you're vigilant about your finances (sounds like you are) this can be a great way to slash interest costs. Oh yeah...there are BT fees of 2-3% usually capped at $75...still a good deal though.

Heh I think I'm eyeing up $1 million by age 40-45. I really want to shoot for the 40 end of the spectrum, but need to do the math yet to see if its even feasible.

As far as HELOC and real estate I didnt know much of anything until I bought my house and get my bill each month :-)

I need to learn more about HELOCs and real estate. It's a project of mine. Btw, my goal for $1 mill is the age of 45. :)
